Why Do I Need An App? Once an app is loaded on the phone what you don't have to do is go back and surf the net - once someone uploads an app all the MLS data is now easier to get than searching back for websites. The MLS is on an app on the front of your phone + iTunes is a great place to get leads from when iPhone users are looking for a real estate app - free uploads and free marketing to over 300 million + iPhone users looking for apps. Droid will upload anything people submit no matter how bad and Apple has a strict approval policy which is why you probably have some bad app choices on Droid right now. Quite frankly so few agents have apps that I do not think the quality will get better until they start taking mobile phone technology more serious and start putting more time and effort into producing the apps. My comment about bookmarks was in reference to your comment "once someone uploads an app all the MLS data is now easier to get than searching back for websites". Once they have my site bookmarked they don't have to search through the thousands of apps to find my app. And teo of my IDXs work on smart phones. I am not sure about the 3rd one.

There is nothing like being the first in your area to have something new whether it be a cool car, new iPhone or in this case even the first real estate app in your city, town or even neighborhood. In the world of real estate having the first or one of the first "real estate apps" in your area can easily translate into dozens of leads and "app uploads" and home sales.

I spoke with a real estate agent in Sarasota yesterday who noticed that in his area there was only one app being offered by a real estate agent in the iTunes store so he went and loaded it up and then later called me to ask "How did you get that agent in the iTunes Store with an app?"
The process is actually quite easy and simple to do but the fact is that right now there are over 300 million iPhone users who love using "apps" for helping them get things done. Looking for homes to buy is much easier on a Smart Phone when you can navigate and search neighborhoods while you drive through them.
It brings up a good point and a real change in technology because normally maps on a PC are more for show that actual function but real estate maps on an app are more for function and less for show since the maps can be used in the field.
Having a "real estate app" is going to be just like having a website is now except way more important as we move forward because there is not as much room to market apps like there is domain names since the choices are fewer.
I have clients in Chattanooga Tennessee who have gotten 50 app uploads in the first 6 weeks just because they are the only local real estate app in the iTunes Store. 
The fact is that right now I am setting up some of the first agents in their respective markets in the country with some of the first iPhone and Android apps available on the iTunes and Android Stores.
I feel sorry for real estate agents who have spent a small fortune learning and setting up websites because the playing field has changed once again and we are now in a mobile "Smart Phone" world where "scanning" is replacing "searching" on the Internet. People don't realize it but website marketing is already outdated and mobile phone technology is the "present" and not the future of how real estate is going to be bought in sold in 2012. The majority of buyers use their smart phones to find homes and agents to work with.
The good news is that apps themselves are rather inexpensive to build and own starting at around $400 and up and right now the majority of real estate buyers and sellers are on Smart Phones and now one is marketing to them.
By getting an app in iTunes you can begin to be one of the agents getting free leads and uploads simply by being one of the only apps available.
