If you asked most sellers they couldn't tell you, without struggling, the name of the agent and/or real estate company that help them purchased their home which obviously is a lost opportunity for repeat business and/or referrals for that agent.

The purpose of the letter is to remind my data base that I'm their trusted real estate advisor. In my experience, I find many of my past clients do some renovations to their homes, such as windoes, flooring, kitchens etc and have no idea if they will ever recover the money they invested, and some people just would like to know how much thier home is worth and how much equity they have. So there is lots of value in sending out those letters and following up with a phone call to set up an appointment. It is also a good opportunity to ask for referrals.  less

      Regarding this: "answer phone calls and emails within six hours, and always within 24 hours"
      I would say that needs to be more like 5 minutes. I have actually LOST real clients by waiting like 30 minutes before.
      "Thanks for your callback but I just got off the phone with another agent and we are looking at homes tomorrow. I've got to move FAST."...  more
